Who we are

Polaris Land Co. is a land buying company based in Orem, Utah. You can reach us at tanner@polaris-land.co or justin@polaris-land.co. This page covers this website and any text messages, calls, emails or mail we send.

The short version

We do not sell, rent, or trade your personal information to anyone. Not to data brokers, not to other land buyers, not to marketers.
We do not share mobile numbers or opt-in data with third parties for their own marketing or promotional purposes. The only parties who ever see your details are the service providers we need to actually do the work — described below.
Reply STOP to any text and it stops. Permanently, automatically, and at no cost to you.

Where we got your information

If we contacted you and you never contacted us first, your name, mailing address and parcel details came from county public records — property ownership in Utah is public information. Phone numbers and email addresses are matched to that public record information using standard contact-lookup (skip tracing) services.

We want to be straightforward about this: contacting you was our idea, not something you signed up for. That's exactly why every message we send includes a way out, and why we honour it the first time you use it.

What we collect

Information you send us through the offer form, by email, or in a reply to a text: your name, phone number, property address or parcel ID, and anything you choose to tell us about the property. The email address field is optional.
Consulting inquiries. If you contact us through the consulting form, we collect your name, email, optional company and phone, and the parcel or market you're asking about. We use it to scope and quote the work and nothing else, and we don't add consulting contacts to any outreach list.
Public record and contact-lookup information as described above.
Basic website analytics — which pages were viewed and roughly where traffic came from, in aggregate. We use a privacy-focused analytics tool that does not use cookies and does not build a profile of you or follow you to other sites. That's why this site has no cookie banner: there's nothing to consent to.

We do not ask for and do not want your Social Security number, bank details, or card information. If a transaction gets to closing, the title company collects what it legally needs, directly from you.

What we use it for

To research your property, to prepare and send you an offer, to talk to you about it, and — if you sell to us — to complete the transaction. That's all. We don't use it to advertise anything else and we don't build marketing profiles.

Who else sees it

Only the service providers involved in doing the work, and only what they need:

Our website and form hosting provider, which receives your form submission and forwards it to us by email.
Our email provider.
The messaging platform that sends and receives our texts, which handles opt-out compliance.
If you go under contract with us: the title company, and any surveyor, engineer or attorney the transaction requires.

None of these providers are permitted to use your information for their own marketing. We may also disclose information where the law requires it.

Text messages

What we send. Messages about a specific property you own, and follow-ups about that property. We do not send promotional blasts, and we do not text you about anything other than land.
How often. Message frequency varies and is low — a small number of messages about a given property, not a recurring campaign.
Cost. Message and data rates may apply, depending on your mobile plan. We don't charge you anything.
Stopping. Reply STOP to any text from us to opt out. You can also reply UNSUBSCRIBE, END, QUIT or CANCEL, or simply email us and ask. You'll get one confirmation that you've been removed, and then nothing further.
Help. Reply HELP to any text, or email tanner@polaris-land.co.
Carriers are not liable for delayed or undelivered messages.

Your choices

You can ask us at any time to tell you what we hold about you, to correct it, or to delete it entirely and never contact you again. Email either address at the top of this page and we'll do it. There's no form to fill in and we won't ask you why.

Deleting everything is the strongest option and we'll honour it — the only caveat is that we keep a minimal record of your opt-out itself, because that record is what stops your number re-entering our list from a future public-records pull.

How long we keep it

Property research and correspondence are kept as long as we're actively working on that property and for a reasonable period after, so that if the same ground comes up again we aren't starting from scratch. Completed transaction records are kept as long as the law requires. Opt-out records are kept indefinitely, for the reason above.

Security

Form submissions are transmitted over an encrypted connection and reach us as email. We're a two-person company using standard commercial services; we take reasonable precautions, but no method of transmission over the internet is perfectly secure. Please don't send sensitive personal or financial information through the form — we'll never ask for it there.

Children

This site isn't directed at anyone under 18 and we don't knowingly collect information from children.

Changes

If we change this policy we'll update the date at the top of this page.
