We've spent our careers on the contractor side of land development — bidding and building thousands of lots for some of Utah's largest developers, including a stint running land development for a major Utah homebuilder.

That matters in one specific way: we know what it actually costs to turn raw ground into buildable lots, because we've done it at scale rather than modelled it. The number that sinks most land deals isn't the purchase price. It's the site work — the cut and fill nobody priced, the offsite sewer extension, the detention basin that eats four lots, the retaining wall that shows up after the grading plan.

That's the judgement we now offer directly to people with capital who don't have the site background.

  • Zoning & entitlement path review. What the city will actually approve, not what the zoning map implies. Whether a rezone is realistic, and how that specific jurisdiction has treated comparable applications.

  • Realistic site development cost estimate. Built from bid experience on comparable ground, not a per-acre rule of thumb.

Entering a new market

Expanding into a state you don't know yet.

Builders moving into an unfamiliar market carry a specific risk: the underwriting habits that worked at home quietly stop being true. Lot premiums, impact fees, water rules, how long a plat really takes, which jurisdictions are workable and which will spend two years saying no — none of that transfers, and none of it is in a data subscription.

We do that groundwork the same way we do a parcel review: by calling the people who actually decide. For a builder or investor evaluating a new market, that looks like:

  • Which jurisdictions in the target area are realistically worth pursuing, and which have a track record of killing projects at the hearing
  • Entitlement timelines that reflect what applications actually take, not what the published process says
  • Fee schedules, water and utility dedication requirements, and what they add per lot
  • Site development cost norms for that terrain — the difference between benign ground and a hillside is not a percentage adjustment
  • Comparable finished-lot pricing and who the active buyers are

Our own work is concentrated in Utah, and we'll say plainly where our first-hand knowledge ends and where we're doing original research on your behalf. Scoped as a project rather than per parcel — tell us the market and what you're trying to decide, and we'll quote it.
