We've been on the dirt side of this for a long time.
A small Utah land company doing three related things: buying raw ground, entitling and developing it, and telling builders and investors the truth about parcels they're considering.
Who we are
Polaris Land Co. is a Utah limited liability company, formed in 2026. We're based in Orem, Utah and we work across Utah County and the Wasatch Back.
The company is new. The people in it are not. We've spent our careers on the contractor side of land development — bidding and building thousands of lots for some of Utah's largest developers, including a stint running land development for a major Utah homebuilder.
That's the honest version of our credentials: we didn't come to land through a real estate licence or an investing course. We came to it through grading plans, utility bids and subdivision improvement agreements. It's why we can usually tell within a few days whether a piece of ground works, and why our number on a parcel tends to hold up when the site work gets priced.
We're deliberately small. When you contact us, you're talking to one of the two people who decides, not a coordinator who has to check.
What we do
- We buy land. Raw ground and unused acreage, bought directly from the owner for cash, with no agent and no listing. How that works →
- We entitle and develop it. Rezone, preliminary and final plat, the engineering and the hearings — then we either build the improvements ourselves or sell the approved project to a local builder.

Those three are the same skill pointed in different directions. Knowing what it costs to turn raw ground into buildable lots is what lets us make a fair offer on a parcel, and it's the thing a builder is paying us for when they send us one.
What that means if you're selling to us
We buy land intending to make it worth more than we paid. That's the business, and you should know it before you talk to us rather than after.
Entitlement routinely takes a year or more and it can fail — the city can say no, the water can come up short, a neighbour can turn a hearing sideways. That risk is what we're actually buying, and it's the honest reason a cash offer on raw ground is lower than what a finished lot sells for. Anyone who tells you differently is selling something.
Why northern Utah
Because we live here, and because every one of these cities is different in ways you only learn by doing it. Mapleton, Salem, Payson and Elk Ridge each have their own lot minimums, water dedication formulas, fee schedules and appetite for new development. Spanish Fork approaches a project differently than Springville does. The Wasatch Back is a different world again.
That local knowledge is the only real edge a company our size has, and it doesn't come out of a database.
How we find people
We look at county parcel records to find land that might fit what we do, then we reach out — usually by text, sometimes by mail. If we contacted you out of the blue, that's why. We didn't buy your information from a data broker and we don't sell it to anyone.

A fair warning about our category. "We buy land for cash" texts are a crowded and not-always-honest space, and healthy skepticism is the right instinct. Google us. Ask us to explain the number. Ask us what we intend to do with the ground. A legitimate buyer will not mind any of that.
