Who you're dealing with
A real company, and a small one.
Polaris Land Co. is a Utah limited liability company, formed in 2026. We're based in Orem, Utah, and we're two people rather than a national buying service — there's no call center. If you send us your property, one of us reads it and one of us answers you.
The company is new; the people in it aren't. We've spent our careers on the contractor side of land development, bidding and building thousands of lots for some of Utah's largest developers. That's why we can usually tell within a few days whether a piece of ground works, and why our number tends to hold up once the site work gets priced.
We buy land, take it through the city or county approval process, and then either develop it or sell it to a local builder. That's also why we can pay cash and close on a normal timeline — we're the ones taking on the rezone, the plat, the utilities and the years of process that come after the sale.
We say that plainly because a lot of people who text landowners won't. We're buying with the intention of making the ground worth more than we paid for it. You should know that before you talk to us, not after.
How it works

Tell us about the property
An address or a parcel number is enough. You don't need to know the acreage, the zoning, or what it's worth — that's our job, and we don't expect you to have done it.
We do the homework
Zoning, access, water rights, slope, what the city will actually allow, and what comparable ground nearby has sold for. This is the part that takes a few days.
You get a number in writing
A specific cash price with the terms spelled out. Accept it, push back on it, or turn it down. There's no fee and no pressure either way.
Where we buy
Northern Utah, and mostly close to home.
Utah County and the Wasatch Back is the ground we know best — Mapleton, Springville, Spanish Fork, Salem, Payson, Elk Ridge, Woodland Hills, Heber, Midway, Kamas and the areas around them. We know which cities are easy to work with and which aren't, where the water is a problem, and what a lot actually sells for once it's approved.
If your property is elsewhere in northern Utah, send it anyway. We look outside our usual area regularly and we'll tell you honestly if it isn't a fit for us.

Raw ground and unused acreage, bought directly from the owner for cash. No agent, no listing, no cleanup, no obligation.
We entitle and develop
Rezone, plat, engineering and hearings — then we either build the improvements ourselves or sell the approved project to a local builder.
We advise builders
The same diligence we run on our own acquisitions, done for someone else's deal, ending in a written go or pass. Flat-fee reviews from $750.
